In general, the cost for a flat roof replacement is less than the cost to replace a shingle roof. That’s because of the decreased complexity of the roof design. There are several factors that will influence the final cost of your new roof, including:

What Type of Flat Roof Should You Get?

When it comes to choosing materials for your flat roof replacement, you don’t have as many options as far as styles and colors. But that’s OK, because very few people can see your roof anyway. We utilize 2 main types of flat roofing materials: TPO roofing and PVC roofing.

TPO Roofing

TPO stands for thermoplastic polyolefin. It’s been around since the 1990s and is an alternative to rubber roofing and PVC roofing. A TPO roof membrane is single-ply, but consists of 3 layers:

  • TPO polymer base
  • Polyester-reinforced scrim
  • TPO top ply

Benefits of TPO roofing include:

  • Affordable and easy to install. The ease of installation means lower labor costs, which are passed on to you, the consumer. 
  • Heat-welded seams make it more durable.
  • Reflective white surface can reduce energy costs/heat island effect.
  • A TPO roof should last 20-25 years. 

PVC Roofing

PVC roofing is made of polyvinyl chloride. PVC is the same material used in white plumbing pipes and some fencing, but in a roofing membrane. 

Some things of note about PVC roofing:

  • It’s more expensive than TPO roofing.
  • It’s highly flame-resistant.
  • Heat-welded seams lend durability.
  • A PVC roof should last about 20-25 years.
